I put an offer in for a loft at the XXXXXX building on Tuesday. I had to call them today to find out that it wasn't accepted.
Are you familar with that building ? I put an offer for unit XXXX. What do you think they would take for it? They wanted XXXXXX which is allot.

Hi XXXXXXXX:

I really like the XXXXXXX lofts. We had 5 clients put deposits down on that property. Unfortunately, 4 of those clients have fallen out of escrow for various reasons. Most have decided that the layouts are too small and have found other loft communities have larger layouts. Lending rates have also disqualified others. I think the lofts are cozy and show well! My one client purchased layout X on the Xth floor and absolutely loves it. She'll be moving in soon.

Regarding the deal, I can always help you with the negotiations. I can't really comment on the deal being "fair" unless I know all the information/terms involved. Again, I would want to invite you to be a client of ours. I have to be careful not to give advice about the purchase of real estate unless I am completely informed on my client's needs, financial situation, and goals in the purchase. This overall protection is available to you through our Buyer's Agreement. Our agreement creates an environment of complete openness and trust in how we represent you. Do you have this with your current agent or in-house agent at XXXXX lofts? If not, I'm not certain why your trusting anything anyone is telling you.

Even though you are already in negotiations with the XXXXXX lofts, it's your legal right to have a real estate agent represent your best interest in this transaction. I always encourage people who buy directly from the Developer to have a professional real estate agent negotiate on their behalf. Who is representing your interest in this transaction.? It's not just about having the money to buy the loft, it's about keeping as much of your own money as possible--and I'm just not talking about price.
